TERMS & CONDITIONS

Should you wish to book Briar Cottage (“the property”, which includes the garden), please refer to the availability page on this website. This gives an indication of the current booking position, but is not a guarantee of availability.

If the cottage is shown as unbooked, please contact us by email phone or letter to make a provisional reservation. We will then contact you to complete the booking procedure.

All bookings are subject to our terms and conditions which are shown below.

Reservation

A provisional reservation will be held for 7 days. If we have not received written confirmation with the appropriate deposit within 7 days, we regret that your reservation will lapse.

Deposit /  Balance payment

If a booking is made ten weeks or more before the holiday starts, a deposit of one-third of the full rent must be paid. The balance is payable not later than ten weeks before the start date. If your holiday begins less than the ten weeks from the time of booking the full rent is payable immediately.PLEASE MAKE CHEQUES PAYABLE TO A F and H O BRIGGS , and send to Penberth Cottage, Penberth, St Buryan Penzance TR19 6HJ 

Cancellation

In the event of cancellation less than ten weeks before a holiday begins, the whole rent is payable unless we succeed in re-letting. With more than ten weeks notice, the deposit only would be forfeit.

Arrival and departure

All holidays start and finish on a Friday. Tenancies commence at 4.00 p.m. on the first day and terminate prompt at 10.00 a.m. on the day of departure.

Parking

There is parking for several cars.

Cots

Cots can be made available but may only be occupied by a child up to two.

Pets

We do allow well-behaved dogs but only in the kitchen. Dogs are banned at the Cove.

Electricity, Heating, Logs & Linen

Electricity is included in the rent, as is central heating where provided. A “starter pack” of firelighters, matches, and logs is provided for a fire on the first evening (Oct-March). Bed linen and bath towels are provided. However, please note that the linen for cots is not provided, nor are beach towels.

Tenants’ Obligations

The tenant agrees:-

a. to pay for any losses or damage to the property

b. to take good care of the property and leave it in a clean and tidy condition at departure.
(We reserve the right to make a charge for extra cleaning if the property is not left in a satisfactory condition.)
c. to permit the owners and their agents reasonable access to the property

d. not to part with possession of the property, or share it, except with members of the party specified on booking confirmation.

e. not to exceed the total number of people stipulated when booking.

Liability

The owners shall not be liable for any loss, damage, expense, accident, injury or inconvenience whether to person or property which the applicant or any other person may suffer or sustain arising out of or in respect of any letting
